Things to consider when planning a replacement roof

Planning on replacing your roof soon? Replacing a roof can be a daunting or exciting prospect, depending on how you look at it.

Here’s four things to consider when planning a replacement roof, to help you on your way:

1.      Planning permission

If you are planning on replacing the roof on your home, we strongly recommend you contact your local planning authority for advice on planning permission. You may need planning permission to re-roof your home, if the proposed roof does not meet the limits and conditions in Schedule 2, Part 1, Class C of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). Also, if you live in a listed building, then you may require Listed Building Consent.

2.      Cost cutting

We’ll be quick with this one – do not under any circumstances cut costs when replacing your roof. If you cut costs, you are going to cut corners, and that is no good for weather protection. Hire a roofer who you can trust to do a good job, and don’t skimp on materials.

3.      Making roof improvements

If you are replacing your old roof in its entirety, now is a good time to consider new materials and membranes to improve its performance. Sure, you could simply replace your old roof with identical materials, but you could be missing out by doing so. Modern materials offer the opportunity to improve thermal performance. You could also improve roof ventilation. An experienced roofing contractor will be able to offer advice and guidance on modernising and improving your roof.

4.      Roofing estimates & guarantees

You should seek roofing estimates from at least three different contractors, and you should request a detailed break-down of proposed work and costs. This way, you can review potential contractors from a more informed position. You should also ask for testimonials or examples of work, so you can assess the contractor’s quality and reputation.
