Do I need planning permission for roof windows?

Roof windows are an effective and stylish way of letting more natural light into your home and if you are considering having roof windows installed, such as those from Velux, then you may want to know whether or not you need planning permission to install them.

The answer to this question is simple – you do not generally need planning permission for a roof window. However, you may need to apply for Building Regulations Approval (planning permission and Building Regulations are two completely separate entities).

Here’s what the Government’s Planning Portal says on Building Regulations:

Approval under the Building Regulations will generally be needed for the installation of a new roof window for the following reasons:

  • To install a roof window, the roof structure will generally need to be altered to create the opening.
  • The roof will have to be able to carry the load (weight) of the new roof window. If the roof cannot do this then it will need to be strengthened.
  • Any roof window that is installed will need to prove that it has sufficient insulation against heat loss i.e. is energy efficient.
  • If the roof window is in close proximity to a boundary, the fire performance of the roof window will need to be considered.

However, it is important to consider that the Planning Portal says that “Building Regulations will generally be needed” for a roof window. This does not mean that Building Regulations will definitely be needed for a roof window. For this reason, we strongly recommend that you contact your local planning authority for guidance on the same, because there are rules on permitted development that may apply to your roof window installation.

If you live in a listed building, then you will probably require listed building consent for roof windows, because you will be altering the original characteristics of the property.
