I have a minor repair that needs doing. Do I really have to apply?
Generally speaking, minor repair works can be carried out on listed buildings without consent, so long as the repair works will not alter the original features of the building. When performing any kind of roofing work on a listed building, whether it be Grade I listed or Grade II listed, special care must be taken to ensure that all work carried out is in keeping with the building’s original features and style, irrespective of whether or not the work requires listed building consent to commence.
For example, if you have a cracked tile that’s causing your roof to leak or you have a leaking gutter, you can repair such issues without worrying yourself with listed building consent. Or if moss is starting to grow on your roof, this can cleared without any consent whatsoever.
If your repair is going to change the outward appearance of your property permanently, such as if you are changing your guttering from black cast iron to white PVC, then you will need to get listed building consent. For most repairs, however, planning authorities are very helpful and if they are not happy with a proposed repair, they will recommend changes that satisfy their conservation efforts. For example, the planning authority may require the roofer to use a special mortar for the roofing work or mix cement with a dye so it blends in.
