Can a new roof increase the value of my home?

Can a new roof increase the value of my home?

There are many ways that you can increase the value of your home. One of the most obvious ways is to get out with the old and in with the new, and a new roof can definitely increase both the appeal and value of your home, so long as that new roof is installed professionally and matches the period and style of your property.

If for example you have a tired looking clay tile roof with cracked tiles and poor alignment, a new roof will show that your property is less of a costly investment than one that may need its roof replacing in the near future. But you don’t need a whole new roof to increase the saleability of your home – simply refurbishing the tired areas and repairing any areas that need some TLC can be enough to put your home on a buyer’s radar. Or, simply cleaning your roof of moss and debris can show a potential buyer your property is well looked after.

The trick is to look after your receipts for roofing work. This way you can prove that you have invested in the roof for the future. This is a great way to reassure any potential buyers that the most expensive thing to change – the roof – won’t spring any nasty surprises.

One thing to consider, before having a roof replaced however, is planning permission. You do not normally need planning permission to re-roof your home but it’s always best to get advice from your Local Planning Authority so that any work carried out is legal, because re-roofing that needed approval but was not requested can halt the sale of your home in its tracks, as potential buyers will be put off by any potential future council intervention. Also, Building Regulations Approval is needed for most roofing projects on flat and pitched roofs.

So, how much value will a new roof add to my property?

A new roof will cost you thousands of pounds. But, you will claw this money back when you come to sell your home (at least that’s our experience). The main benefit to re-roofing is that it increases the appeal of your home, attracting more buyers and in the process shortening the time that your home is on the market before a successful sale. And with many homes taking over a year to sell, this can be a god send.
